Notice is hereby given of a public nonjudicial foreclosure sale. 1. Property To Be Sold. The property to be sold is described as follows: Being 0.145 acres of land out of Tract 14, New City Block 8983, FLAKE ADDITION, situated in the City of San Antonio, Bexar County, Texas, according to the map or plat thereof recorded in Volume 748, Pages 518-520, Deed and Plat Records of Bexar County, Texas, being approximately the South 55 feet of the North 105 feet of the West 130 feet of said Tract 14, and being the same 0.145 acre tract of land conveyed to Michael H. Flores by Warranty Deed with Vendor’s Lien dated April 4, 2023 and recorded as Document No. 20230061571 of the Official Public Records of Bexar County, Texas; Being the premises and improvements known as and numbered 842 S. San Joaquin Ave. 2. Date, Time, and Place of Sale. The sale is scheduled to be held at the following date, time, and place: Date: Tuesday, October 7, 2025 Time: The sale shall begin no earlier than 1:00 P.M. or no later than three hours thereafter. Place: Bexar County, Texas, at the following location: THE AREA LOCATED OUTSIDE ON THE WEST SIDE OF THE BEXAR COUNTY COURTHOUSE, WHICH IS NEAR THE INTERSECTION OF EAST NUEVA STREET AND THE CLOSED PORTION OF SOUTH MAIN AVENUE, WHICH IS ACCESSIBLE TO THE PUBLIC or at the area most recently designated by the Bexar County Commissioner’s Court. The Deed of Trust permits the Beneficiary to postpone, withdraw, or reschedule the sale for another day. In that case, the Trustee or Substitute Trustee under the Deed of Trust need not appear at the date, time, and place of a scheduled sale to announce the postponement, withdrawal, or rescheduling. 3. Flores, dated April 4, 2023, and recorded as Document Number 20230061572 of the Official Public Records of Real Property Bexar County, Texas, provides that it secures the payment of the indebtedness and obligations therein described (collectively the "Obligations") including but not limited to (1) the promissory note in the original principal amount of $76,500.00, (2) all renewals and extensions of the Note; and (3) any and all present and future indebtedness of Michel H. Flores to the owner and holder of said Note. Rio Bank as Custodian of the Scott Henneke Roth IRA #9003305 is the current owner and holder of the Obligations and is the Beneficiary under the Deed of Trust.
Default has occurred in performance of the obligations under the Deed of Trust, and the Beneficiary has requested me, as Substitute Trustee, to conduct this sale. DATED September 16, 2025.
