Default has occurred in the payment of the Note and in the performance of the obligations under the Deed of Trust. Because of that default, BSPRT 2021-FL7 ISSUER, LTD. has requested Substitute Trustee to sell the Leasehold Estate. TRUSTEE’S SALE OF LEASEHOLD ESTATE:

Mortgagor: LYND LIVING PARC 410 APARTMENTS LLC, a Delaware limited liability company. Date: DECEMBER 2, 2025, the first Tuesday of the month. Time: The sale of the Leasehold Estate will be held between the hours of 10:00 a.m. and 4:00 p.m. local time; the earliest time at which the Trustee’s Sale of the Leasehold Estate will begin is 10:15 a.m. and not later than three hours thereafter.
Place: The area designated by the Commissioners Court of Bexar County, Texas, pursuant to Section 51.002 of the Texas Property Code, or if no such location is designated by the Commissioners Court, the sale will be conducted at the place where this Notice of Substitute Trustee’s Partial Sale has been posted.
Terms of Sale: | The Trustee’s Sale will be conducted as a public auction and the Leasehold Estate will be sold to the highest bidder for cash, except that Mortgagee’s bid may be by credit against the indebtedness secured by the lien of the Deed of Trust. The purchase price is due and payable without delay on Substitute Trustee’s acceptance of the purchaser’s bid.

The Deed of Trust encumbers, inter alia, both the fee interest and the leasehold interest in real property. Formal notice is hereby given of Mortgagee’s election to proceed against and sell only the Leasehold Estate described in the Deed of Trust in accordance with Mortgagee’s rights and remedies under the Deed of Trust. The sale is referred to herein as the “Trustee’s Sale of the Leasehold Estate” because Mortgagee is selling only the Leasehold Estate. If the Trustee’s Sale of the Leasehold Estate does not result in full satisfaction of all indebtedness now due, the lien and security interest of the Deed of Trust shall remain in full force and effect with respect to any property interest not sold at the Trustee’s Sale of the Leasehold Estate, including the fee interest in the real property and the personal property encumbered by the Deed of Trust. In accordance with the Deed of Trust, Loan Agreement, and other Loan Documents, Mortgagee’s interests in the non-foreclosed property shall remain unaffected and intact in all respects, irrespective of the outcome of the Trustee’s Sale of the Leasehold Estate. Notwithstanding the sale of the Leasehold Estate, Mortgagee reserves the right to, at a future time, conduct a sale, by foreclosure, power of sale or otherwise, in one or more sales, as an entirety or in parcels, at such time and place, upon such terms and after such notice thereof as may be required or permitted by law, of (a) the fee interest secured by the Deed of Trust; (b) the personal property secured by the Deed of Trust; or (c) less than the real property secured by the Deed of Trust. Mortgagee reserves all rights under the Note, Deed of Trust, and other Loan Documents. If Mortgagee passes the Trustee’s Sale of the Leasehold Estate, notice of the date of any rescheduled foreclosure sale will be reposted and refiled in accordance with the posting and filing requirements of the Deed of Trust and the Texas Property Code. The Trustee’s Sale of the Leasehold Estate will be made expressly subject to any title matters set forth in the Deed of Trust, but prospective bidders are reminded that by law the Trustee’s Sale of the Leasehold Estate will necessarily be made subject to all prior matters of record affecting the Leasehold Estate, if any, to the extent that they remain in force and effect and have not been subordinated to the Deed of Trust. Prospective bidders are strongly urged to examine the applicable property records to determine the nature and extent of such matters, if any.
