The Property to be sold is described as follows: Lot 30, Block 5, Valencia on the Lake Phase |, an addition to the City of Little Elm, Denton County, Texas, according to plat recorded under Instrument No. 2015-245, Plat Records, Denton County, Texas. Deed of Trust dated May 28, 202! and recorded on June 3, 2021 at Instrument Number 101070 in the real property records of DENTON County, Texas, which contains a power of sale. August 5, 2025, at 10:00 AM, or not later than three hours thereafter, at the courtyard area of the southwest comer of the Denton County Courts Building, or as designated by the County Commissioners Court. Public auction to highest bidder for cash. In accordance with Texas Property Code section 51.009, the Property will be sold as is, without any expressed or implied warranties, except as to warranties of title, and will be acquired by the purchaser at its own risk.
