a resurvey of a tract of land described in a deed to Larry
Matthew Granberry, recorded under County Clerk's File No.
201200379296, Real Property Records of Dallas County, Texas,
and being more particularly described by Metes and Bounds as
follows:
Beginning at a 1/2" Iron Rod Found for Corner in the East
Right-Of-Way Line of Riverway Drive (50' Right-Of-Way) At
the Northwest Corner of Said Lot 4;
Thence North 85°44'42" East along the North Line of said
Granberry Tract, a distance of 238.61 Feet to a point for Corner
at the Northeast corner thereof, and being 8.50 feet Southeast of
the Northeast Corner of said Lot 4, and also being in a Lake;
Thence South 15°57'40" East along the East Line of Said Lot 4,
at a distance of 69.65 feet passing the Southeast Corner thereof
and continuing along the East Line of said Lot 3, for a total
distance of 101.20 feet to a point for corner in said Lake, at the
Southeast Corner of said Granberry Tract, common to the most
Northern Corner of a Tract ofland described in a deed to Mario

feet to the place of beginning and containing 30,460 square feet
or 0.699 acres of land, more or less; and more commonly known
as 1838 Riverway Drive, Dallas, Texas 75217.

and 4:00 p.m. local time; the earliest time at which the Foreclosure
Sale will begin is 1 :00 p.m. and not later than three hours thereafter.

Terms of Sale: The Foreclosure Sale will be conducted as a public auction and the
Property will be sold to the highest bidder for cash, except that
Lender's or Loan Servicer' s bid may be by credit against the
indebtedness secured by the lien of the Deed of Trust.

Default has oc urred in the payment of the Note and in the performance of the obligations
of the Deed of Trust. Because of that default, Lender, the owner and holder of the Note, or its
Loan Servicer, has re uested Substitute Trustee to sell the Property.
The Deed of T t may encumber both real and personal property. Formal notice is hereby
given of Lender's, or oan Servicer's election to proceed against and sell both the real property
and any personal prop rty described in the Deed of Trust in accordance with Lender's rights and
remedies under the De d of Trust and section 9.604(a) of the Texas Business and Commerce Code.
Therefore, noti e is given that on and at the Date, Time, and Place for the Foreclosure· Sale
described above, Sub titute Trustee will sell the Property in accordance with the Terms of Sale
described above, the eed of Trust, and applicable Texas law.
If Lender or L an Servicer passes the Foreclosure Sale, then notice of the date of any
rescheduled foreclosur sale will be reposted and refiled in accordance with the posting and filing
requirements of the D ed of Trust and the Texas Property Code.
The Foreclos Sale will be made expressly subject to any title matters set forth in the
Deed of Trust, but p ospective bidders are reminded that by law the Foreclosure Sale will
necessarily be made su aect to all prior matters ofrecord affecting the Property, if any, to the extent
thatthey remain in for e and effect and have not been subordinated to the Deed of Trust. For the
avoidance of doubt, th Foreclosure Sale will not cover any part of the Property that has been
released of public reco d from the lien and/or security interest of the Deed of Trust by Lender, or
Loan Servicer. Prospe tive bidders are strongly urged to examine the applicable property records
to determine the nature and extent of such matters, if any.
