SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS , on September 29, 2020, a Deed of Trust, Security Agreement , Financing
Statement , and Assignment of Rents was executed by HIC Development XV, LLC, conveying to
Greg Massey, as Trustee, the hereinafter described real estate to secure the payment of the debt
therein described, said Deed of Trust being recorded in Document Number 202000272374 of the
Official Public Records of Dallas County, Texas, reference to which is hereby made for all purposes;
and
WHEREAS , default has occurred in the payment of said debt, and in the performance of the
covenants , agreements and conditions set forth in the Deed of Trust, and the same is now all due,
and the legal owner and holder thereof has demanded payment thereof and has requested the
undersigned to enforce the power of sale set forth in the Deed of Trust and to sell said property
pursuant to the terms of said Deed of Trust; and
WHEREAS , on the 30th day of September , 2025, the holder and owner of the note and the
liens securing same appointed the undersigned as one of the Substitute Trustee(s) under the terms
of the Deed of Trust by a instrument recorded in Document Number 202500208625 of the Official
Public Records of Dallas County, Texas; and
THEREFORE , NOTICE is given that the undersigned will sell the real estate described in
the Deed of Trust on Tuesday, the 4th day of November , 2025, that being the first Tuesday in said
month, between the hours of 10:00 am and 1 :00 pm at 600 Commerce Street, Dallas, Dallas County,
Texas at the North Side of the George Allen Courts Building Facing Commerce Street below the

BEING a parcel of land located in the City of Dallas, Dallas County, Texas, a part
of the John Grigsby Survey, Abstract No. 495, and being all of Lot 1 C, Block 2/933,
Cedar/Maple Addition, Second Revision, an addition to the City of Dallas as
recorded in Volume 2000005, Page 76, Dallas County Map Records, and being
further described as follows:
BEGINNING at a five eighths inch iron rod found at the west comer of said Lot 1 C,
said point being in the northeast right-of-wa y line of Bookhout Street (a variable
width wide right-of-way);
THENCE North 44 degrees 28 minutes 30 seconds East, 187.00 feet to a one-half
inch iron rod found at the north comer of said Lot 1 C;
THENCE South 45 degrees 26 minutes 45 seconds East, 147.26 feet to an "X" in
concrete found at the east comer of said Lot 1 C;
THENCE South 44 degrees 33 minutes 15 seconds West, 187.00 feet to a one-half
inch iron rod found at the south comer of said Lot 1 C, said point being in the
northeast line of Bookhout Street;
THENCE North 45 degrees 26 minutes 45 seconds West, 147.00 feet along the
southwest line of said Lot 1 C and along the northeast right-of-way line of Bookhout
Street to the POINT OF BEGINNING and containing 27,513 square feet or 0.632
acres of land.

Dallas, Texas 75201.
