considered the agreement of the parties, is of the opinion that the same should be given effect and
therefore it is:
ORDERED that the Automatic Stay of 11 U.S.C. § 362 remains in effect in this case as to the
property located at 714 Kennedy Ave., Duncanville, TX 75116 (the "Property"), contingent
upon:
The Debtor agrees to pay future property taxes and maintain future hazard insurance.
ORDERED that, without further court order, if the Debtor fails to comply with -any of the terms
as set forth above, the stay shall automatically terminate with respect to Movant if, after the
expiration of ten (10) days written notice of default from the Movant to the Debtor's and
Debtor's Attorney, the default is not cured.
ORDERED that, without further court order, if the Debtor defaults for a third (31 ~ time-under
this order, the stay shall automatically terminate as to Movant without the necessity of a written
notice of default or ten (10) day opportunity to cure.
ORDERED that if said automatic stay be terminated as to the claim ofMovant, its successors and

COMES NOW Mortgage Assets Management, LLC ("Creditor") the holder of a claim in
the above numbered and entitled case and files this, its Notice of Default of Agreed Order, and
would respectfully show the Court as follows:
1. An Agreed Order was entered in this case on June 28, 2023, which required the
Debtor, among other provisions, to pay all taxes and maintain insurance on the
property.
2. The Debtor failed to comply with the terms set out in the Agreed Order by not
maintaining Hazard Insurance (See Dkt. No. 46).
3. Creditor force placed insurance on or around April 8, 2025 and disbursed funds
~ totaling $5,656.00 that Debtor will need to cure or provide proof that Debtor
maintained insurance the entire time.
